Owner-Builder Rules
In WA, you can build a Class 10a patio yourself without owner-builder approval if the building work is valued at less than $50,000. This rule changed on 1 July 2026.
You may still need a building permit, planning approval or other council approval before you start.
If the building work is valued at $50,000 or more, different builder rules may apply. Check with your local council before you start.
Tip: The threshold is based on the value of the building work, not just the retail price of the patio kit.
